Why is NEW CONSTRUCTION a good idea in 2022?
Things are changing and this is a WELCOME ADJUSTMENT from the recent Seller’s Frenzy!
I’ve seen some very positive changes with regard to the New Construction Market, and many of these changes are great for the buyer.
INCENTIVES ARE BACK
It is so exciting to see incentives coming back in New Construction. My recent clients received $6500 towards closing costs, but I’m seeing incentives as high as $25,000 depending on the location. Typically, the numbers are higher as you move away from Savannah, into Pooler and Effingham County.
PRICE DROPS
Finally! Prices are dropping because Builders are worried they will be stuck with inventory.
Some builders will sell 3 homes then have price increases on ALL OTHER HOMES,… and this has recently been reduced, or eliminated.
Seeing price drops in certain areas are great for my new buyers!
MORE THAN INCENTIVES......
Another thing I’m seeing….. Builder Loan Percentage Buy Downs…. they are paying to reduce your interest rate. So when most people see a rate of 5.75%, these builders are sticking to a 4.99% APR (this is just one example in 2022).
NO COMPETITIVE BIDS
And the best part!!!! No bidding and waiting for your offer to be accepted? You can go to the office and have a contract signed the same day you pick your property.

TWO WORDS: EARLY INVENTORY
A Realtor® that has their ear to the ground will know of inventory that is not showing on the usual websites. My last two New Construction Buyers were able to sign for a home that wasn’t even on the market yet. I have a relationship with several Home Builders that will message me when something gets put back on the market before it even shows up online.
We also know what is coming down the line, and if you can wait a little for a home, you can end up with new construction that no one knows about!
